01 — Air Filter

This is the single easiest maintenance task you can do — and the one with the biggest payoff. Leaky or disconnected ductwork can waste 20 to 30 percent of your conditioned air before it ever reaches the rooms you're trying to cool. Walk through your home and make sure every supply vent is open and unobstructed — no furniture pushed up against them, no rugs draped over floor registers. 06 — Condensate Drain Line

Flush the Condensate Drain Line to Prevent Water Damage

Your AC removes humidity from the air as it cools, and all that moisture has to go somewhere. It drains through a small PVC line — usually a white pipe near your indoor air handler or furnace. Over time, algae, mold, and sediment build up inside the line and can clog it completely. When that happens, water backs up into the drain pan and can overflow onto your floor, ceiling, or walls. A clogged drain line is one of the most common causes of AC-related water damage in homes, and it's almost entirely preventable.

To clear it yourself, locate the drain line access point (usually a T-shaped PVC fitting with a cap near the indoor unit), pour about a cup of distilled white vinegar through it, and let it sit for 30 minutes before flushing with water. Do this once at the start of the season and again midsummer. If the line is already slow or backed up, or if you notice water pooling near the indoor unit, call us right away — we can clear the blockage and check that the drain pan and safety switch are both working properly.
